Coworking Belfast has been stuck in the paperwork phase for the past couple of months - so needless to say developments have been few and far between. However, we’re almost done with the application for charitable status and have been pre-emptively filling out some funding applications in the mean time.
This morning, we revitalized the search for the coworking space with a trip to Hill Street in the Cathedral Quarter where we viewed a 1200sqft open-plan office (with kitchenette, disabled access & a shower) - on the first floor above the Black Box. The property ticks all the boxes - it’s finished to an excellent standard and could happily fit around a dozen coworkers simultaneously - and most importantly of all is mere feet away from coffee, pizza and beer.

So, we want to work towards making an offer as soon as possible. Without negotiation on price - and with 10 coworkers renting full-time - its about £200pm - although obviously this price would fall when subsidized by hot-desking, virtual office services, room hire etc. As soon as we hit the 10 mark, we’ll be in a position to begin talking to the estate agent and actually open the coworking space. @mj I think somewhere between 10 and 20 - if we include hotdesking benches - is totally achievable. We can do it with 10 permanent + other misc part-time chaps.
i’d say about 15 people before it gets too noisy (i used to work out of that office)
can you keep the furniture? the big round table is very handy…
All minor details currently - but lovely furniture is a top priority!
Good work Andy (and Matt)! I think Belfast also needs affordable small office spaces (rather than a large open plan space that would be shared) for startups and small creative companies consisting of a handful of people. Paying upwards of £1k per month for an office to house 3-4 people is somewhat prohibitive to small businesses trying to keep costs to a minimum. Maybe that could be the aim for the next project! ;o)
@Phil Thanks for the kind word Phil, it’s exciting that its finally coming along. Extending coworking ideals to shared office space will definitely happen in the future - this isnt the only coworking space Belfast will see I’m sure!
There’s lots of things happening in this space. For small office space - look at Blick Studios, OhYeah and other places bound to be opening. CoWorking is centrally about shared space.
Looks good guys! I’d be interested come February after my Masters finishes. I know you’re probably looking people to jump on board right now but at least you know I’m interested :)
Having worked from this space when it was Make/Dream I’m not sure squeezing 10+ people in is a good idea without some cubes/ acoustic treatment. Sound-checks in the Black Box can be a pain too.
